Our Services To Buyers

Step 1 (Game Plan)

  •  Initial meeting with buyer
  • Buyers consultation to determine the buyer’s wants, needs and expectations
  • Inform the buyer of the responsibilities of the buyer’s agent
  • Go over the steps of the home buying process
  • Ensure that the buyer is pre-approved

Step 2 (Property Search)

  • Review a list of available homes with the buyer
  • Arrange to view the homes selected
  • Help the buyer decide on a property

Step 3 (The Offer)

  • Contact the listing agent to make sure the property is still available and confirm any special terms
  • Prepare a market analysis on the home to determine the offer price
  • Obtain and review any disclosures with the buyer
  • Prepare the purchase and sales agreement on behalf of the buyer
  • Obtain the earnest money from the buyer
  • Prepare the offer including a cover letter to be sent to the listing agent

Step 4 (Negotiation)

  • Present the buyer’s offer to the listing agent
  • Give the buyer’s lender a head ups to be available by the phone just in case the listing agent calls to verify the buyer’s ability to obtain the loan
  • Prepare or negotiate any counter offers on behalf of the buyer
  • Acknowledge a binding contract on behalf of the buyer

Step 5 (Under Contract)

  • Send a copy of the binding purchase and sales contract to the buyer’s lender and the closing attorney to start their process
  • Make sure the buyer is aware of important dates and deadlines outlined in the binding contract
  • Assist the buyer with ordering home inspection
  • Review the home inspection report with the buyer
  • Negotiate repairs and/or contract credits for the defects that were found in the inspection report.
  • Follow-up with the lender to assure the loan underwriting process is on schedule

Step 6 (Closing on your Home)

  • Ensure all contract contingencies are met on behalf of the buyer
  • Follow-up with the closing attorney to make sure they have sent the buyer wore instructions
  • Follow-up with the lender to make sure the closing documents have been sent to the buyer
  • Request utility information from the listing agent
  • Provide the buyer with a list of vendors upon request
  • Arrange and attend the buyer’s final walk through of the property prior to closing
  • Review the HUD-1/preliminary settlement for accuracy
  • Confirm that the house is clean, and the seller’s possessions are removed prior to closing
  • Attend the closing
  • Confirm that MLS has been updated with the property sale
