The next objective is determining the best possible price to list your home. Listing at fair market price will generate the most activity from buyers and other real estate agents. We will need to take into the following things:

- What comparable homes in your neighborhood are selling for
- Average time sold homes were on the market
- Location
Pricing your home too much could take longer to sell. If you could also have an appraisal done prior to listing your home to get an objective opinion on what it should be listed at.
Step 3 (Prepare your Home)
The condition of your home will affect how quickly it sells. Here’s a few tips on how you can get your house ready to sell.
- Remove family pictures to help buyers visualize themselves as the homeowners
- Declutter
- Make minor replacements and repairs. Small defects such as broken light fixtures, missing cabinet knobs or torn screens can ruin the buyer’s fist impression of your home.
- Re-paint the with neutral colors
- Repair or fix any dry rot

Step 5 (Receive an Offer)
We will review every offer received with you. We will also make sure we call the buyer’s lender to verify their ability to obtain to loan and to make sure it’s a true pre-approval. Each offer should obtain the following:
- Legal description of the property
- Offer Price
- If the buyer is requesting for seller concessions
- Closing and possession date
- Earnest money deposit
- Due diligence / Inspection period
- Financing information
- Closing attorney
- Contingencies
